What is Specialist Disability Accommodation?

Specialist Disability Accommodation (SDA) refers to purpose-built or modified housing designed for NDIS participants who have extreme functional impairment or very high support needs. These are homes built with specific accessibility and safety features that standard housing doesn’t provide, giving people with significant disabilities a place to live safely and as independently as possible.

SDA is sometimes confused with Supported Independent Living (SIL), but they serve two distinct purposes. SDA refers to the physical home and its design features, while SIL refers to the support services delivered inside the home. Some participants access both, but they’re funded separately and managed as individual parts of your NDIS plan.

 

Who can access SDA?

SDA is available to NDIS participants whose disability means they need housing with specialised design features or whose support needs can’t be met in standard accommodation. 

To be eligible, you generally need to:

  • Have an NDIS plan that includes SDA funding
  • Have extreme functional impairment or very high support needs
  • Demonstrate that SDA is a reasonable and necessary support for you

Types of SDA accommodation

NDIS Specialist Disability Accommodation comes in four design categories. Each is built to meet different levels of need:

  • Improved Liveability: Designed for participants with sensory, intellectual or cognitive impairment. These homes have features like better lighting, reduced noise and layouts that are easier to navigate.
  • Fully Accessible: Built for participants with significant physical impairment. These homes provide step-free access, wider doorways and spaces that allow a wheelchair user to move freely throughout the home.
  • Robust: Designed for participants whose behaviours of concern require a more resilient physical environment. These homes are built with durable materials and safety features that protect both the participant and their support workers.
  • High Physical Support: For participants with the highest levels of physical impairment who need ceiling hoists, backup power and other assistive technology built into the home itself.

Your SDA design category is determined through your NDIS planning process, based on your needs and goals.

How to apply for SDA

Getting into SDA housing involves a few steps. Here’s what the process generally looks like:

Step 1: NDIS plan review: SDA funding needs to be included in your NDIS plan. If it’s not there yet, you’ll need to request a plan review and provide evidence that SDA is a reasonable and necessary support for you. An Occupational Therapist assessment is usually required.

Step 2: SDA funding approval: The NDIA reviews the evidence and decides whether to include SDA in your plan and which design category is appropriate.

Step 3: Finding the right property: Once funding is confirmed, you can search for SDA properties that match your approved design category. Ability Options can help you explore what’s available and find a home that suits your needs and preferences.

Step 4: Moving in: Before moving in, you’ll agree on the terms of your SDA agreement with your provider. Your support team will be in place, and your personalised plan will be ready to go.
