Medium Term Accommodation that feels like home, with the reassurance of person-centred disability support and clinical care.

Medium Term Accommodation (MTA) offers NDIS participants a supported place to stay while they’re getting ready to move into their long-term home. Funded by the NDIS for up to 90 days, MTA is there to support you during transitional periods, like waiting for home modifications, a new build or a vacancy in your permanent housing. It’s typically a short-term, one-time solution to help bridge the gap between living arrangements.

Ability Options offers wrap-around MTA services at Hamlyn Terrace on the NSW Central Coast.

MTA might be right for you if:

  • You’re leaving hospital care or aged care and need somewhere safe while a permanent option is being arranged
  • You’ve been approved for Specialist Disability Accommodation, but your home is not ready yet
  • You’re transitioning between living arrangements and need an interim housing and support solution

Benefits of MTA

  • Avoid unnecessary hospital or aged care stays
  • Build independence and life skills while waiting for long-term accommodation
  • Access to daily supports in a safe and supported home environment
  • Opportunities for socialisation and community engagement
  • Ease caring responsibilities on family and informal supports

FAQ

Medium Term Accommodation (MTA) is designed to support people during a planned transition, while Short Term Respite (STR) focuses on short breaks and Supported Independent Living (SIL) is intended as a longer-term home.

Medium Term Accommodation is typically funded for up to 90 days. This timeframe is designed to help bridge the gap between living arrangements while your long-term home is being prepared. The length of your stay will depend on your individual circumstances and what has been approved in your NDIS plan.

Not always, as Medium Term Accommodation is generally intended as a short-term and time-limited support. In some situations, an extension may be considered by the NDIS if there is clear evidence that your long-term housing is still not ready and there is no suitable alternative. Your Support Coordinator or planner can help guide you through this process if needed.

Not always, as NDIS Medium Term Accommodation is usually approved as a one-time support linked to a specific transition. In limited circumstances, it may be accessed again if there is a new and clearly defined transitional need; however, this is assessed by the NDIS on a case-by-case basis.

Medium Term Accommodation NDIS funding is available to NDIS participants who are between living arrangements and are waiting to move into long-term accommodation. You may be eligible if you cannot remain in your current accommodation and need a temporary place to live while waiting for home modifications, a new build or a vacancy. MTA can also assist people who have been hospitalised due to health deterioration and are unable to be discharged to their previous accommodation.  More detail is available when exploring Medium Term Accommodation with your support team.

Yes, you are required to contribute to everyday living costs while staying in Medium Term Accommodation. While the NDIS funds the accommodation itself, contributions such as food or utilities are usually paid by the participant. Funding for transport is usually added to the agreement also. These arrangements are discussed clearly before your stay, so you understand what to expect.

Supports during Medium Term Accommodation are tailored to your daily needs and funded through your existing NDIS supports. This can include personal care, daily living support, medication assistance and community access depending on your plan. At MTA homes like Ability Options’ Jacaranda House, experienced staff are available around the clock to support safety, wellbeing and independence.

Yes, supports during Medium Term Accommodation are tailored to your individual goals, preferences and support needs. We will work closely with you, your family and your support network to ensure your time in MTA supports your next steps and feels right for you.

Ability Options actively supports you to prepare for your next home while you are staying in Medium Term Accommodation. This includes planning support, coordination with your housing provider and guidance toward longer-term options, such as Supported Independent Living (SIL), where appropriate. The focus is always on continuity of care and a smooth transition.

You can apply for NDIS Medium Term Accommodation by speaking with your Support Coordinator or NDIS planner and then contacting Ability Options. Once MTA funding is included in your plan, our team will work with you to explore availability and guide you through the next steps.
